 Summary:
 This paper presented the formation of the cost of building to the impact of risk factors on the change in the price of building residential and commercial building market, fins '' C '', Lancaster, basement floors, ground floor and four floors. The plan is a defined deadline for the completion of works for all positions at this from a total of 12 months. Formed the cost of labor and materials, defined risk factors, which have a direct impact on the change in the price of construction, all depending on market requirements and environments that are directly related to the location of construction. Also defined are all influences that are essential in the formation of market prices, as well as eventaualne price changes, and the analysis of risk factors in the change in the cost of building the facility. The most important issue that appears refers to the alignment of the planned construction costs and actual costs in the construction of buildings, and the effects on the technical and financial overall project. The aim of the research is to a concrete example, and according to specific ambient conditions with the use of scientific and technical meotodology in construction and cost management, point to the possibility of improving existing processes of planning and project management of construction of buildings.
